The July 2026 data has landed from the Saskatchewan REALTORS Association. Prices flattened at the top, sales cooled off last year’s record pace, and inventory got even tighter. Here is what that actually means if you own a home here.

What happened in July
The MLS Home Price Index benchmark for Saskatoon came in at $447,600 in July, down $800 from June’s all-time record of $448,400 and still nearly four per cent higher than July 2025. The benchmark tracks a typical home rather than a simple average, which makes it the most honest single number for following price direction here.
Saskatoon recorded 539 residential sales in July, down 11 per cent from the record-setting July of 2025 but still 18 per cent above the 10-year average for the month. That is the important distinction: this is not a slowdown, it is a step back from an extraordinary comparison year.
Inventory is the real story. There were 928 residential units available at month’s end, but 244 of those were already conditionally sold. Strip those out and Saskatoon entered August with just 684 truly active listings, or 1.27 months of supply — tighter than June, and among the tightest conditions in the province. Four to six months is what a balanced market looks like.
On the financing side, the Bank of Canada held its policy rate at 2.25 per cent on July 15 and does not meet again until September 2. Borrowing costs held steady through the month, which kept qualified buyers in the market and kept pressure on the limited supply.
If you are selling
Conditions are still strongly in your favour, but July’s flat benchmark is a warning against overreaching. Buyers have not run out of money, they have run out of patience for homes priced on hope rather than data.

- Prices stopped climbing in July. Pricing to June’s record instead of July’s reality is how listings go stale.
- Buyer attention peaks in the first two weeks. Launch prepared, not hopeful.

Fewer sales did not translate into more choice. With 1.27 months of supply, the good homes still move fast, and preparation is what separates the buyer who gets one from the buyer who keeps looking.
- Get pre approved before you fall in love with a house, not after.
- Roughly one in four listings showing as available in July was already conditionally sold. Judge the market by active inventory, not the raw listing count.
- Rates held at 2.25 per cent in July, with the next Bank of Canada decision on September 2.
